Highways England

We have been working closely with Highways England to develop their office methodology, inspire alternate methods of working, provide staff facilities that encourage social activities away from desks, and deliver more agile working environments. The first of two Cat B office fit out projects with the client, the Maidstone office provides 2,000m2 of space for up to 250 staff across three floors of an existing building, located in a developing commercial and retail park. The design of the space has been developed closely with Highways England, establishing a clear and simple design concept while also working with their own internal design guide and end-

user focus groups. The office provides three large kitchen and dining areas and a variety of flexible working spaces, varying from 30-person project hubs, to informal break out areas. Folding partitions give flexibility to large spaces, while small 1 and 2 person pods cater for quiet individual work. High specification internal finishes such as acoustic walnut ceilings and solid surface worktops are used in communal areas to enhance the quality of space and create a lasting professional aesthetic.

Ground floor extension with internal and external alterations

Our clients wanted to design and create a spacious, luxurious home for their large family in Bexley, London. They needed our services to secure planning permission for building a large house extension (extra 93sqm). Our extension design concept needed to incorporate clean lines and sleek surfaces, high end interior design in the bedrooms extensive living, leisure and entertainment areas.
The original detached house had only two bedrooms and was too cramped for the family. As the house was situated on a corner plot with huge external space, they wanted to maximise the potential and double their property size. However,

planning officers believe that corner location openness within residential areas are beneficial to positive street scenes. So the impact on the amenities of neighbouring properties due to such large home extension would require serious consideration.

Double storey extension with internal and external alterations

Our clients are a young couple who are letting out their terrace house, in Lewisham, London, but wanted eventually to use it as their family home. The home they dreamt of would have a spacious master bedroom with an en-suite bathroom. On the ground floor, there would be a large living-dining area with lots of natural light opening out onto the garden, plus the option of a ground-floor bedroom.

Adding that much space to the house would require a two-storey creative house extension (extra 39sqm) . The challenge was that there was no precedent for building an extension on this scale in the terrace that the house forms a part of. What’s more, the first-floor extension could potentially block daylight for the neighbours. These issues

meant that obtaining planning permission could have been tricky, and required a creative approach to designing the extension.

Ground and first floor extensions with internal and external alterations

Our clients had bought a large but uninspiring detached property. Although in theory the house had plenty of space, they weren’t happy with how it was used. They wanted to completely renovate and extend their detached house, adding both luxury features and some character. They also were hoping for outdoor space that made the best use of the one sunny corner of the garden.

In order to meet their aspirations, we would need to add a basement and completely transform the ground floor, replacing the conservatory with an extension. On the first floor, they wanted the children’s rooms to be closer to their parents, which wasn’t possible in the existing arrangement.
